The U.S. housing market is short 1.2 million homes and lacks nearly 300,000 construction workers, a gap that is adding roughly two months to average build times. Construction robots are beginning to address these shortages, though their role remains tightly focused on specific, repeatable tasks rather than replacing human crews, according to a CNBC report published Saturday.

Where robotics delivers immediate value

Robotics is producing its clearest gains in structured, repetitive work: layout, drilling, fastening, and material handling. The biggest benefits come from greater precision, fewer errors, and higher productivity. Dusty Robotics founder Tessa Lau told CNBC the deeper problem is not labor replacement but standardization. The company's FieldPrinter places digital building plans directly onto floors, helping multiple trades work from coordinated layouts. Dusty says one operator can lay out 10,000 to 15,000 square feet a day.

University of Michigan professor Vineet Kamat said the key question is whether robots can operate reliably across varied site conditions with a positive business case. Construction sites remain difficult to automate because projects differ in design, materials, subcontractors, and site conditions. The technology is advancing, but it is not yet a plug-and-play solution for every jobsite.

The factory model gains traction

The biggest near-term gains may come from moving more construction into controlled factory environments. In Japan, some homebuilders use highly automated factory production for substantial portions of the construction process before final assembly on site. This approach sidesteps many of the variables that make on-site robotics challenging.

The trend arrives as builders face persistent labor constraints. Industry estimates point to a need for more than 700,000 new construction workers annually to keep pace with demand. Deere & Co. executives said construction labor remains constrained and customers are increasingly turning to technology to "do more with less."

Kamat expects robotics to increase housing output over the next five to 10 years through targeted productivity gains, not wholesale worker replacement. The shift is incremental, but the math is straightforward: even modest efficiency improvements across thousands of projects compound into meaningful capacity gains.
