Piney raises €1.6 million and launches in Miami

Piney, a cleaning and operations platform for short-term and mid-term rentals, raised €1.6 million in a funding round led by existing investor Uni.fund with participation from 33East. The Cyprus-based startup, founded in 2023, is using AI for Operations to automate coordination that has long depended on manual workflows.

The company's platform reviews cleaning photos in real time, flagging issues before staff leave a property. This approach to quality control replaces the back-and-forth messaging and spot checks that typically slow down turnover days for property managers.

Where the money goes

Piney said the fresh capital will fund further development of its platform and AI capabilities. The company also plans to deepen its presence in existing European markets and expand internationally. "This round is about taking what we've proven across Europe and bringing it to the world," said Nicolas Chrysostomou, founder and CEO of Piney.

Chrysostomou pointed to the speed of growth the platform has enabled. "In under two years we've almost quadrupled the properties we serve, and our technology, increasingly AI-driven, is what makes that pace possible."

First step outside Europe

Alongside the funding, Piney announced its launch in Miami, marking its first market beyond Europe. The company described the city as "a natural first step outside Europe: a city where professional property managers operate at scale and demand the operational consistency Piney was built to deliver."

Piney currently operates in Spain, Portugal, Greece, Cyprus, France, and the U.S. In December 2024, the startup raised €1.2 million to fuel its European expansion.

Sotiris Papantonopoulos, Partner at Uni.fund, said, "Piney has executed exactly as we hoped when we first backed them: disciplined growth, strong unit economics and a product property managers rely on daily. Supporting their expansion beyond Europe was a natural next step."

Piney's approach addresses a persistent bottleneck in rental operations: quality assurance that depends on human oversight after the fact. Real-time photo review shifts inspection from reactive to preventive, catching missed tasks while the cleaner is still on site. For operations managers overseeing dozens or hundreds of properties, that change reduces the rework and guest complaints that eat into margins. The funding signals that investors see value in applying AI for Operations Managers to the fragmented, labor-heavy workflows that still dominate property management.
