Realpage today launched the Lumina AI Suite, a platform that connects property operations, portfolio analytics, and institutional intelligence into a single governed system for real estate operators and investors. The suite, announced at the company's RealWorld conference, brings together agentic AI tools, operational performance tracking, and third-party model access under one architecture.

What the Lumina AI Suite includes
The platform rests on Realpage's Lumina Intelligence Layer, a governed data foundation that resolves, connects, and governs information across more than four billion entities and four trillion dollars in real assets. That layer was built using technology Realpage acquired through Cherre. Combined with Realpage's operational reach across more than 20 million units of rental data, the result is AI trained on the actual workflows of real estate operations, not generic internet data.
The Lumina AI Suite comprises four connected solutions:
- Lumina Workforce - a network of AI agents that execute tasks across the real estate lifecycle.
- Lumina Ascend - operational intelligence that surfaces performance signals most likely to affect NOI and recommends next actions.
- Lumina Atlas - institutional intelligence that aggregates performance, transaction, and risk data across asset classes into one governed view.
- Lumina Connect - governed data access that sends analytics-ready data to a customer's own cloud and supports third-party AI models through Model Context Protocol, starting with OpenAI.
The four products are designed to work together, with each making the others more effective through a shared data foundation.
Real-world adoption and new agents
Lumina Workforce, introduced at last year's RealWorld conference, is already in production. The AI Leasing Agent is active across more than 175 management companies. Some customers have more than tripled tour bookings and can resolve roughly nine out of ten routine prospect inquiries, while staff retain oversight and escalation paths. The company says the agent returns roughly 12 hours of work to each leasing agent per month.
The AI Operations Agent helps teams complete lease audits more than 10 times faster, reducing the task from multiple days to roughly 90 minutes per property. Realpage calculates that recovers more than a week's worth of workload from audits alone.
At this year's conference, Realpage is introducing two new agents: the AI Analytics Agent, which lets teams ask data questions in plain language and generate performance summaries, and the AI Spend Agent, which monitors purchasing in real-time, validates transactions against procurement policies and approved vendors, and flags off-policy spending.
Governance framework
Realpage also released its Five Principles of Trusted AI for Rental Housing, which guide the system's design. Key tenets: AI reasons from industry-specific data rather than the open internet; every metric carries one governed definition; every recommendation shows its work, including inputs, guardrails, and confidence levels; and the AI operates within standard industry compliance frameworks.

The leasing agent results alone - tripled tour bookings and 36 hours saved per leasing person monthly - suggest meaningful workflow changes for operations teams managing multiple properties. The audit agent's ability to reduce a multi-day manual process to 90 minutes per property directly affects staffing priorities and workload distribution. And the AI Spend Agent's real-time compliance monitoring removes a manual oversight layer that operations teams typically can't keep up with at scale.
