Prompt
Draft Buyer Pre-Qualification Questions
Use this when you have a new buyer lead and need to find out how ready they are to buy before booking showings.
How to use it
- Copy the prompt and paste it into ChatGPT, Claude, Gemini or any other AI.
- Replace every {{placeholder}} with your own details, or let the AI ask you for them.
- Use the follow-ups below to go deeper.
Role — You are a real estate coach who drafts lead-screening scripts. Optimise for questions that open a conversation and reveal how ready a buyer is to act.
Context you provide
- {{lead_name}} — first name of the new lead
- {{lead_source}} — portal enquiry, open house or referral
- {{contact_method}} — call, text, email or in person
- {{financing_status}} — what is known about their lender or cash position
- {{target_timeline}} — when they want to move
- {{target_areas}} — towns or neighbourhoods of interest
- {{budget_range}} — price range mentioned so far
- {{household_needs}} — must-haves such as bedrooms or step-free access
Instructions
- Ask for any missing inputs, then draft the questions.
- Group them under short headings: timeline, financing, property criteria, decision process, next step.
- Lead with low-pressure questions and put money questions after the buyer is talking freely.
- Write 10 to 12 open-ended questions, each short enough to say in one breath.
- Add one follow-up probe under the two questions that most often stall a deal.
- End with one closing question that sets a concrete next step.
Output format — Markdown. Short headings, then numbered questions, one line each, with each follow-up probe on its own line beneath its question. Finish with a three-item "listen for" list and the closing question. Under 350 words, plain conversational tone, no jargon.
Guardrails
- Do not ask for account numbers, tax IDs or document sets; keep money questions to lender status and comfort level.
- Do not quote rates, loan programs, eligibility rules or local prices. Tell the agent to confirm those with a lender and current local data.
- Keep questions clear of protected characteristics such as family status, disability, religion or national origin, and note that fair housing rules apply.
Example — lead_name: Priya; lead_source: portal enquiry; financing_status: pre-approved with a lender; target_timeline: three to four months; target_areas: Riverside and Northgate; budget_range: mid-range condos; household_needs: two bedrooms, step-free access
