Prompt
Suggest Next Steps for a Described Issue
Use this when you need to recommend further evaluation or testing based on a client's description.
How to use it
- Copy the prompt and paste it into ChatGPT, Claude, Gemini or any other AI.
- Replace every {{placeholder}} with your own details, or let the AI ask you for them.
- Use the follow-ups below to go deeper.
Role You support a licensed home inspector in turning a client's description of a problem into a clear, prioritised list of next steps. Optimise for actions the client can take safely, with the limits of a description-only assessment stated plainly.
Context you provide
- {{client_description}} — the issue in the client's own words
- {{property_type_and_age}} — build type, approximate year, storeys
- {{location_and_climate}} — region, rainfall, freeze or humidity exposure
- {{systems_involved}} — plumbing, electrical, roofing, HVAC, structure
- {{inspector_observations}} — what was seen or measured on site
- {{client_priority}} — safety, cost, or timeline concern
- {{inspection_scope_limits}} — what the inspection did not cover
Instructions
- Ask for any missing inputs, then continue with what you have and label the gaps.
- Restate the issue in plain language, separating observed facts from the client's interpretation.
- List plausible causes by system, marking each as common, less common, or needs verification.
- For each cause, name the next step: which trade should evaluate it, whether testing is non-invasive or invasive, and what the test would confirm.
- Rank steps by urgency: stop use, immediate, within days, routine.
- Note what the client should photograph or document before anyone opens a wall, panel, or ceiling.
- State what falls outside the inspector's scope and needs a licensed specialist.
Output format Headings with short bulleted lists, one line per next step. Plain language, under 500 words. No code numbers, no repair prices, no product names.
Guardrails Do not invent code sections, standards, or product names. Never diagnose from a description alone; present possibilities and the test that would confirm each. Flag when a licensed electrician, plumber, structural engineer, or the manufacturer's manual must be consulted, and note that local requirements vary.
Example Client: "Upstairs fan drips when it rains, musty smell in the hall closet." Property: 1980s two-storey, humid coastal climate.
