Airbnb rolled out AI-powered search and expanded on-the-ground services this fall, targeting a $100 billion platform where conversion rates are critical. The move signals a shift toward competing directly with hotels on both service depth and discovery efficiency.

For hospitality managers and real estate professionals, the update changes how guests find properties and what they expect upon arrival. The company is betting that better search tools and added amenities will drive bookings, even as it avoids the chatbot interfaces common elsewhere in the industry.

### AI search without the chatbot

Airbnb CEO Brian Chesky opted against a conversational interface for its new search feature. Instead, users toggle on a system that accepts text or voice prompts and generates dynamic filters based on input. If a user types "baby," the interface immediately surfaces filters for cribs, playgrounds, or children's books.

The system also uses AI to highlight specific property features and compares wish-listed homes via summaries and reviews. This approach aims to streamline decision-making without forcing users into a dialogue format that can slow down transactional flows.

"We are finally making our first foray into AI search. And what you see is just the very beginning of something. And over the coming months, we're going to really be iterating this very quickly," Chesky said in an interview with TechCrunch. "It's not hard to create AI search; it's hard to create AI search in e-commerce when you have $100 billion going through your platform."

Chesky emphasized the engineering challenge of maintaining high conversion rates. "Anyone can vibe-code a search function, but to do something that doesn't kill conversion rate, that's the hard part," he said.

### Expanding the service layer

On the physical side, Airbnb is adding services to the app that previously existed in limited pilots. These now include meal delivery, laundry, baby-gear rental, and expanded grocery delivery. Ski and boat rentals are also available in select locations.

The goal is to reduce the friction of travel by handling logistics that guests might otherwise arrange separately. For property owners and managers, this means integrating these service options into guest communications and potentially offering them as upsells.

### Social discovery and neighborhood guides

Airbnb is also leaning into social features to encourage repeat bookings. Travelers can now view a map showing where their connections stayed and which experiences they booked, such as food tastings or craft workshops. Users retain the option to hide their trip history from others.

The platform is generating neighborhood pages based on guest reviews to help travelers discover local restaurants and activities. This moves Airbnb further away from being just a booking engine and toward a curated travel guide, a space previously dominated by review sites and local tourism boards.

### Why this matters for hospitality and real estate

The integration of AI search with service offerings changes the baseline expectation for short-term rentals. Guests can now filter for specific amenities like cribs or laundry services with greater precision, meaning properties that lack these clearly listed features may lose visibility in search results.

For real estate investors, the shift suggests that operational complexity is becoming a competitive advantage. Properties that can reliably deliver added services may command higher bookings, while those that cannot may need to rely more heavily on price or unique location factors.

Professionals managing hospitality assets should review their property listings to ensure all available services are accurately tagged for the new AI filters. Misclassified or missing amenity data could result in lower conversion rates as algorithms prioritize clarity and relevance.
