CoStar Group launched Apartments.com Ai, a conversational search tool that replaces traditional rental filters and keyword searches with natural-language dialogue. The feature is available now to every visitor on Apartments.com and draws on the platform's multifamily property data to answer renter questions, compare communities, and surface personalized recommendations. The rollout follows an AI-powered smart search test on the platform earlier this year and arrives months after CoStar introduced Homes Ai for residential buyers.

Renters describe what they want - "a pet-friendly community under $2,000 a month with easy subway access" or "a quiet apartment near great restaurants and my office" - and the system returns tailored options. The tool also answers detailed questions about properties and neighborhoods, guides users through Matterport 3D Tours, and assists with contacting property managers directly.

Replacing filters with dialogue

The shift moves apartment search away from checkbox filters and dropdown menus toward something closer to working with a rental agent. CoStar Group CEO Andy Florance framed it as a departure from the standard listing-search model. "Finding an apartment is one of the most important decisions people make, yet the search process has remained largely unchanged for years," Florance said. "Apartments.com Ai represents a fundamental shift from searching listings to having a conversation with a trusted rental advisor."

The system learns from renter interactions over time, which the company said will produce increasingly relevant recommendations. Consumer testing and insights from the earlier smart search launch shaped the final experience, which is designed to handle complex, multi-variable preferences in a single query.

The data underneath

Apartments.com Ai runs on the platform's property information, neighborhood intelligence, pricing data, professional photography, video, and Matterport 3D Tours. CoStar Group emphasized that this proprietary data set gives the tool an edge over general-purpose AI chatbots, which lack structured access to verified rental listings and local market detail.

CoStar Group's properties attracted 131 million average monthly unique visitors in the first quarter of 2026. The company, an S&P 500 constituent, also operates LoopNet, Homes.com, and Matterport, among other real estate data and marketplace brands.

CoStar's AI expansion

The Apartments.com launch is the second major AI product from CoStar Group this year. Homes Ai, introduced earlier, applies the same conversational approach to residential home search. Both products reflect a company-wide bet that natural-language interfaces built on proprietary data will change how consumers interact with real estate listings.

Florance said the combination of AI with the company's multifamily data lets the platform "understand what renters are truly looking for, guide them through their options and help them find a home that fits their lifestyle with far greater speed, confidence and precision."
