Ten AI-native real estate startups emerge from Dubai incubator program
Nqubator concluded its six-week PropTech Cohort 2026 this week with a Demo Day in Dubai, bringing ten startups from five countries together to build AI-driven solutions for property management, construction, and sales. The program, backed by Dubai CommerCity, selected the cohort from more than 70 applications.
The startups address a specific gap: real estate has historically lagged in digital transformation compared to other sectors. The cohort targets the technologies now redefining how properties are built, sold, managed, and experienced-property technology, construction technology, AI-driven systems, smart infrastructure, and digital ecosystems.
The ten companies in the cohort
- Manzilo - AI-powered platform for tenant and property manager communication built on WhatsApp workflows
- Colab Cloud - Interactive visualization platform for property showcasing
- eStaie - AI-native extended-stay booking platform for long-term hospitality
- MaawaOS - Operating system for property and facility management, centralizing building operations
- MyGatePass - Digital identity and visitor access platform for connected buildings
- PropHero - CRM and real estate intelligence platform for agents focused on lead management
- Trase - AI automation engine for home services and construction workflows
Three additional startups were selected but not named in the announcement.
Program metrics and mentor support
The cohort achieved 80% startup and ecosystem engagement, a 40% proof-of-concept engagement rate, and an 88% founder satisfaction score. Participants received nine expert-led sessions and eight one-on-one mentorships from an international mentor network spanning entrepreneurship, venture building, technology, infrastructure, and finance.
Sultan Ali Lootah, Chairman of Nqubator, said the cohort positions the UAE as a hub for innovation-driven investment. "The future of economic growth will be driven by founders and startups capable of solving real-world challenges through scalable technology, intelligent infrastructure, and innovative operational models," he said.
What founders said about the program
Manzilo described the cohort as a "genuinely impressive experience with highly relevant mentorship." MyGatePass highlighted the program's focus on commercialization over theory. Trase credited the program with sharpening product-market fit and opening access to industry stakeholders.
Nqubator CEO Saeed Al Hamli said the program's defining feature is execution focus. "Today's innovation economy requires more than ideas. Startups need execution support, operational guidance, strategic introductions, investor readiness, and access to the right ecosystem at the right stage," he said.
Broader expansion plans
PropTech is one vertical within Nqubator's larger mandate. The organization continues expanding incubation work across AI, FinTech, Cybersecurity, Smart Infrastructure, Digital Commerce, Future Mobility, and Sustainable Urban Solutions.
The focus reflects a shift in how real estate competes. The next wave of winners will be determined not by square footage but by the software systems running through buildings. In Dubai's case, that infrastructure is increasingly AI-defined.
