Syte raises €9 million in series A funding for real estate analytics platform

German real estate technology company syte has raised €9 million in Series A funding to scale its AI-powered land and property analytics platform. The investment, led by amberra with participation from NRW.BANK and existing backers including companies of the Schwarz Group, targets a persistent bottleneck in real estate development: the weeks-long manual process of assessing what can be built where.

Founded in 2021, syte combines land and real estate data with proprietary analytics to help developers, banks, and brokers evaluate development opportunities. The platform determines what can be built on a particular plot, identifies relevant planning and building regulations, and evaluates whether a construction or renovation project is economically viable. It currently covers more than 62 million parcels of land across Germany.

Shortening the pre-construction timeline

syte focuses on the early planning phase where assessing building potential, regulatory requirements, and financial feasibility often involves lengthy manual work. The company said its platform can reduce property and land assessment processes from weeks to minutes. More than 200 customers already use the system for property valuation, planning, and advisory work - from analyzing individual sites to evaluating entire portfolios for renovation requirements.

"How land and existing properties have been assessed and evaluated so far costs the real estate and financial industry a great deal of time and money," said Matthias Zühlke, CEO of syte. "Whoever digitizes these processes will help determine what gets built in Germany and Europe going forward."

Funding to fuel European expansion

The round was led by amberra, the venture studio of the Cooperative Financial Group Volksbanken Raiffeisenbanken. NRW.BANK joined as a new investor, while existing backers - including High-Tech Gründerfonds (HTGF), vent.io, and Vantage Value - also participated. The capital will support further automation of pre-construction planning stages and syte's expansion into other European markets.

In the longer term, the company aims to digitally map the entire process leading up to property construction. Construction and financing costs remain significant constraints for the sector, but syte's approach targets the earlier bottleneck: identifying viable projects before substantial time and capital are committed.
