Münster-based PropTech startup syte has closed a €9 million Series A round to expand its AI-driven real estate analytics platform across Europe. The funding, led by amberra with participation from NRW.BANK and existing backers including the Schwarz Group and High-Tech Gründerfonds, follows a €5 million Seed round announced in September 2024 and aims to automate the earliest phases of property development for banks, developers, and brokers.
"How land and existing properties have been assessed and evaluated so far costs the real estate and financial industry a great deal of time and money. Whoever digitises these processes will help determine what gets built in Germany and Europe going forward," said Matthias Zühlke, co-founder and CEO of syte.
What the platform does
Founded in 2021 by Zühlke and David Nellessen, syte aggregates land and real estate data from numerous sources for any given address. The platform surfaces building potential, renovation and energy requirements, economic viability, and available funding programs. The company says this cuts review work that typically takes weeks down to minutes. The system now maps more than 62 million parcels of land across Germany and serves over 200 customers for valuations, planning, and portfolio analysis.
Syte's annual recurring revenue has doubled year-on-year, and the startup was named PropTech of the Year in 2025. It currently employs more than 40 people.
Investor backing from the cooperative banking sector
Björn Schmuck, CEO of amberra - the venture studio of the Cooperative Financial Group Volksbanken Raiffeisenbanken - said the investment reflects the strategic importance of real estate to the cooperative financial group. "syte makes the potential of land and buildings visible early on, with the help of AI, and enables banks to advise faster and on a data-driven basis," Schmuck said. Several cooperative banks already use the platform in real estate sales and client advisory.

The expansion plan
The new capital will fund syte's move beyond Germany into other European markets. The company also plans to deepen automation in what it calls the earliest stages of a development project: gauging building potential, checking zoning and construction law, and running financial feasibility numbers. The goal is to digitally map the entire process that precedes actual construction.
"With this new funding, we're taking our technology to the next level: we're continuing to automate the planning phases and expanding syte beyond the German market into Europe," Zühlke said.
