What it does

Investors look at many properties and need a quick but honest analysis, since listing numbers are often too rosy. This agent pulls listing details, rent comps, taxes, insurance quotes and the investor's financing terms, and builds a pro forma with rent, vacancy, all operating expenses, capital reserves and debt service. It checks every assumption against market data and the investor's past properties: rent must sit within the comp range, and older properties need expenses of at least 35% of rent. Assumptions out of range are reset and noted. It then calculates cash flow, cap rate and cash-on-cash return and compares them with the investor's buy criteria. The investor decides to offer or pass. Edge case: properties under rent control get capped rent growth in every year of the projection.

An example run

What happensA fourplex was listed with $1,650 rents, but comps showed $1,400 to $1,550, so the assumption check failed. The agent reset rent to $1,500 and added a missing $3,600 a year for water. Cash-on-cash fell from 9.2% to 5.1%, below the 7% criterion, so it showed the price that would reach 7%. The investor decided to offer $45,000 below asking.
