Developers, architects, and technologists gathered in Mumbai this week to discuss how artificial intelligence is no longer a future prospect for real estate - it's actively influencing decisions on live projects across India, Dubai, and the United States. The systems are not theoretical exercises. They're changing how buildings get designed and built right now.

Optimisation at Scale Changes Project Economics

AI-driven optimisation allows developers to evaluate hundreds of thousands of design possibilities across planning, parking, efficiency, cost, and constructability. Traditional workflows iterate through a linear process with limited variations. AI changes that entirely.

Jay Shah, founder of Kaizen AI, said the discussion focused on "projects where these systems are already influencing real-world decisions today - on projects that are actively being built." Kaizen AI has applied optimisation systems to more than 200 projects globally.

Harshvardhan Tibrewala, managing director at Vida Realty, said the value lay in evaluating possibilities at a scale that fundamentally changes how you think about a project. Nimisha Tambe, senior assistant general manager of architecture at Prestige Group, described how the approach helped the company extract more value from what was already planned on the Jasdan project at Mahalaxmi.

Technology Development Flows From India Outward

Historically, major technology transformations have moved from Silicon Valley and global hubs to other markets. A different pattern is emerging in real estate. Some of these systems are now being developed and deployed from India for projects across global markets.

Architecture Becomes More Valuable as Optimisation Automates

As AI handles more optimisation work, differentiated design thinking becomes harder to replicate and more valuable. Yann Leroy, design director at AXS Design, said: "AI amplifies what it is given. Which means the quality of architectural thinking becomes even more important in an AI-driven world."
