Self-Storage Operator StorageBlue Deploys AI Across Operations
StorageBlue, which operates three self-storage facilities in New Jersey, has implemented AI tools across compliance, customer service, marketing, revenue management and workforce optimization.
The three locations in Clifton, Newark and Paterson now use AI to handle customer engagement, revenue forecasting, staff scheduling and regulatory requirements. StorageBlue also offers U-Haul truck rentals, moving supplies and a valet-style service called StorageBlue Now, launched in 2016.
Matt Mrowicki, the company's chief technology officer and head of AI, said the shift treats AI as an operational foundation rather than an add-on. "We're implementing AI across the business not simply as a trend, but as a foundational operational layer," he said.
The company selected multiple technology platforms and built integrations to support the rollout. The goal is to free employees from routine tasks so they can focus on customer interactions and business growth.
What This Means for Real Estate Operations
Self-storage operators face persistent challenges: managing unit occupancy rates, handling customer inquiries at scale, scheduling maintenance and compliance staff, and adjusting pricing based on market demand. AI addresses each of these directly.
For real estate and construction professionals managing properties or facilities, StorageBlue's approach shows how AI Agents & Automation can reduce manual work on compliance and revenue tasks. Similar applications exist across property management, facility operations and construction scheduling.
