What it does
Plant efficiency slips a little each month and nobody notices until the fuel bill jumps. This agent reads fuel, flow and temperature data for boilers and chillers and computes efficiency. It adjusts for load and weather, then compares the result to commissioning or test values and looks for drift. Before blaming equipment, it checks instrument calibration records and sanity-checks readings, because a drifting flow meter can fake a loss. If the drift is real, it estimates the cost and drafts a service request, such as tube cleaning or burner tuning. The engineer approves it. Edge case: chiller efficiency falls only in humid weeks, so the agent adjusts for wet bulb temperature before declaring degradation.
