What it does

At the end of a contract, the quantity surveyor must agree the final account: original sum, approved variations, remeasured items, provisional sums and payments made. Gaps lead to long disputes. At practical completion, this agent gathers the contract, variation register, remeasurement records and payment certificates, and builds the draft final account. It compares it with the contractor's claimed account. Every item must be backed by an instruction or measurement; no instruction means no variation. Provisional sums are replaced with actual cost. It lists items to agree and updates after each meeting. It calculates retention release and final payment from the actual completion certificate. The quantity surveyor signs the final account. Edge case: retention dates use the actual certificate date, not the planned one.

An example run

What happensThe contractor claimed $6.42 million against $6.18 million in the draft. The gap included 7 variations without instruction worth $151,000, so the check failed. After two meetings, 4 were backed by site instructions found in emails and added, and the other 3 were withdrawn. The account was re-reconciled and closed at $6.27 million. The quantity surveyor signed it on Nov 20.
