What it does
A guarantor owns three businesses and a rental property, and the analyst spends days merging returns and debt lists. This agent collects personal tax returns, entity statements and debt schedules. It builds a global cash flow by combining personal income, each entity's cash flow available and all personal and business debt payments. It checks that income totals reconcile to the tax returns and flags differences such as a business showing more income than the K-1. It requests missing items, such as a schedule of real estate owned, and rebuilds after they arrive. It calculates global debt service coverage. The analyst approves the result. Edge case: a distribution shown on the return but not in the statements is listed for the borrower to explain.
