What it does

A land deal runs on dates: option expiry, diligence periods, deposit hardening, and delivery of the survey, title and environmental reports. Miss one and the developer can lose a deposit or the site. This agent reads the purchase agreement and builds a calendar of every deadline, with who owns each item. It tracks reports that were ordered, such as the survey and Phase I environmental, and checks each delivery against what was promised. When a report slips, it recomputes what that does to the schedule and warns the developer if the option will run out first. It drafts extension requests with the reasons and a suggested new date. The developer approves any request. Edge case: a report arrives with findings that need a Phase II, so the agent adds a new item and rechecks the calendar.

How it decides

A deadline is at risk when the work left cannot finish before it, based on consultant delivery dates. It recommends extension when risk persists after one chase.

  • Warn at 21, 10 and 3 days before each deadline
  • Recommend an extension when work cannot finish at least 3 days before expiry
  • Treat a report with recognized environmental findings as new work, not a delivery
  • Never let a deposit date pass without a flag
