What it does
A subdivision layout that breaks the minimum frontage or area has to be redrawn later at a cost. This agent tests layout options against the zoning rules for lot area, frontage, depth and access. It flags failures, adjusts the lines, and rechecks the totals. It also checks road access and utility reach for each lot, and drops layouts where a lot fails either test. It ranks the passing layouts by the number of lots and the road length. You approve the layout. Edge case: a flag lot meets the area rule but has a 12 ft access strip against a 20 ft rule, and the agent rejects it.
