What it does

After a tenant moves out, the landlord must return the deposit or send an itemized list of deductions within a legal deadline. Disputes often follow. This agent compares move-in and move-out inspection photos and notes room by room, separates damage from normal wear and tear, and prices repairs from recent real invoices. Normal wear is never deducted. It checks that each deduction has a photo, a move-in comparison and a cost source, and removes any that do not. It then drafts the itemized statement and tracks the deadline. The manager approves and sends. Edge case: if no move-in inspection exists, it flags that deductions will be hard to support before anything is drafted.
