What it does

Lenders release funds when pre-sales or pre-leases hit a target, but many developers track them in loose spreadsheets. The agent tracks every prospect by stage: inquiry, letter of intent, deposit, signed contract. It counts progress against the lender target using only the stages the loan agreement accepts. It flags prospects stalled too long in a stage and drafts a follow-up for each. When units change in price, size or availability, it reruns the forecast and shows the gap to the target by date. If the gap grows, it proposes options such as a unit swap or a limited offer. The developer approves every offer and concession. Edge case: a buyer's deposit is held in escrow, so the agent counts it only as the lender allows.

How it decides

Each prospect is staged by evidence (deposit, letter, contract) and counted toward the target only at the stage the lender accepts.
