What it does
Noise and neighbor complaints arrive by phone, email and sticky note, and when a tenant finally pushes for eviction the manager has no clean record. This agent logs each complaint against the unit and the lease, then reads the lease to find the clause that applies. It checks dates, times and whether a second witness or a repeat report exists. If the case is thin, it suggests a friendly reminder first. If there are three or more credible reports in 60 days, it proposes a formal notice and drafts it. After a notice goes out, it watches for new complaints and checks whether the behavior stopped, then recommends the next step. The manager approves every notice. Edge case: two units blame each other for the same noise, so the agent compares both logs before suggesting action against either.

It matches each complaint to a lease clause and counts credible, dated reports in a rolling window. It moves from reminder to formal notice only when the thresholds are met.
