The UAE to Build the World’s First Office Development Fully Planned with AI
Architecture firm HWKN is creating what it calls the world’s first office community designed entirely through artificial intelligence. Located in Sharjah, the third largest city in the United Arab Emirates, this project—named District 11—will feature 11 buildings covering 3 million square feet.
Developed by Al Marwan Real Estate Development Group, the project involves NEB as the design architect, architect of record, and MEP and structural engineer. HWKN’s team researched Sharjah’s history, culture, and environment to generate AI prompts guiding the design of each building, with special attention to the region’s extreme heat conditions.
AI-Driven Design Process
The design workflow includes three phases: exploration, articulation, and visualization. HWKN uses AI to generate concepts, then reverse-engineers these into practical, buildable designs. This approach ensures innovation while grounding the project in real-world construction feasibility.
A Walkable, Mixed-Use Neighborhood
District 11 aims to be a 15-minute walkable neighborhood where people can live, work, and relax. The buildings will provide shading for public spaces and include smart office setups along with family-focused amenities such as nurseries, healthcare centers, and a mosque.
The development will offer around 200 commercial units alongside retail, food and beverage options, cultural spots, and green spaces. A public promenade will connect the mosque in the west to adjacent residential areas in the east, creating an efficient and inviting urban grid.
Varied Building Designs and Flexibility
- Each building will have a unique identity and interior layout, ranging from American-style open plans to more compact European designs.
- Some structures will be adaptable, suitable for hotels or coworking hubs.
- The location is strategic—just five minutes from Sharjah International Airport and Sharjah University City, and within walking distance of Al Zahia City Centre.
