AI Thane Hits 100 Unit Sales in 100 Days Post Launch

AI Thane, located in Wagle Estate, Maharashtra, has achieved a significant milestone by selling 100 commercial units within 100 days of its launch. This project is recognized as India’s first commercial district integrated with Artificial Intelligence, attracting interest from small and mid-sized enterprises, tech startups, and first-time commercial space buyers.

About 65% of buyers are first-time investors, many coming from outside Thane. Sohan Thakur, lead promoter of AI Thane, explained the goal was to create a workspace ecosystem suited to emerging entrepreneurs, small firms, and tech professionals. The quick sales validate that approach.

The project offers compact office units ranging from 600 to 1,500 sq. ft., with flexible expansion options. Key amenities include:

Changing Dynamics in Wagle Estate

Traditionally known as a hub for MSMEs and light industry, Wagle Estate is experiencing a shift in commercial real estate. The Maharashtra Industrial Development Corporation (MIDC) has introduced reforms such as digitized approvals, upgraded electricity infrastructure, and improved access via the upcoming Metro Line 4.

Sanjay Iyer, Sales Head of AI Thane, highlighted that the project is the first to fully leverage these policy changes, marking a transformation in the area’s commercial profile.

Despite a 14% year-on-year decline in commercial property absorption across the Mumbai Metropolitan Region (MMR) in Q1 FY26, micro-markets like Thane, Navi Mumbai, and Mulund continue to see steady demand for office spaces under 1,500 sq. ft., led mainly by end users.

Phase Two Launches Ahead of Schedule

With over 150 units in Phase One nearly sold out, Phase Two is set to launch by mid-August. This next phase will include:

  • Larger enterprise suites
  • Co-working clusters
  • Café-integrated work pods

Experts suggest that AI Thane’s sales pace may encourage developers to rethink commercial real estate formats in suburban markets—favoring ownership models and digitally enabled, flexible spaces over traditional leasing.

Mr. Thakur commented, “This success reflects a shift in how urban India works—decentralized, digital, and designed for scale.”
