Alfred Launches Arqline, a Unified Platform for Managing Multifamily Properties at Scale
Alfred announced the launch of Arqline on April 16, a property management platform designed to standardize operations across multifamily and build-to-rent portfolios. The platform currently manages more than 50,000 homes across 31 markets, representing $20 billion in asset value.
Arqline consolidates RKW Residential and A Residential under a single operating model, combining decades of property management experience with Alfred's technology infrastructure. The move reflects a shift in how residential operators approach efficiency as rising rents and low interest rates no longer mask operational inefficiencies.
Three Core Capabilities
The platform centers on three functions:
- AI-Powered Operations Engine: Real-time decision support for onsite teams, using portfolio data to standardize execution and reduce time spent on administrative tasks.
- Unified Data Layer: A single data model connecting marketing, operations, financials, and resident engagement, giving operators real-time visibility across properties.
- Centralized Operations Model: Pilot programs have reported 6-10%+ net operating income improvement per property while reducing onsite administrative workload.
What Drives the Change
Jessica Beck, CEO and Co-Founder of Alfred, said the platform addresses a fundamental shift in the industry. "When onsite teams spend less time on administrative work, they can focus more on residents, leasing, and retention," Beck said. "That shift drives measurable improvements in both experience and financial performance."
The centralized operations model allows property teams to prioritize resident-facing work rather than system navigation. Early results from pilot programs show this directly affects both resident experience and returns.
Scale and Future Growth
Alfred built Arqline through five acquisitions over more than a decade, embedding 30+ years of combined property management expertise into the platform. The company designed Arqline to scale from its current 50,000 homes to 100,000 homes under management.
