Altarea and Vantage to Build One of France's Largest AI and Cloud Data Center Campuses Near Bordeaux
Altarea and Vantage Data Centers have signed a partnership to develop a large-scale AI and cloud data center campus on Altarea-owned land near Bordeaux, France. A 400MW power connection has already been secured with the French utility, setting the stage for fast delivery to meet rising AI and cloud demand.
This will be Vantage's first move into France and a continuation of its growth across EMEA, where the company already operates in nine markets. The partnership combines Altarea's local development strength with Vantage's global track record in hyperscale campuses.
Why this matters for real estate and construction
Data centers are now core infrastructure. Securing 400MW up front signals serious scale, heavy electrical scope, and complex phasing. For developers, GCs, and specialty trades, this is a clear indicator of where the pipeline is heading: high-density designs, accelerated schedules, and tough environmental benchmarks.
- Power-first delivery: With 400MW already locked, early-stage electrical design, grid interconnect planning, and utility coordination move to the front of the schedule. Expect high-voltage works, redundancy design, and staged energization to drive phasing.
- Speed to market: Site control plus power availability shortens timelines. Modular builds, standardized MEP skids, and concurrent workstreams will be essential to hit capacity milestones.
- Pemit and zoning: Near Bordeaux means local engagement, traffic and noise management, and biodiversity studies. Build a permitting path that aligns construction starts with grid delivery and environmental commitments.
- High-density cooling: AI workloads push rack densities up. Plan for liquid cooling readiness, white space flexibility, and heat reuse opportunities with nearby districts or facilities where feasible.
- Low-carbon delivery: Altarea's focus on low-carbon development raises the bar on materials, lifecycle assessments, and operational efficiency targets. Align with EU and French sustainability requirements from day one.
- Supply chain: Transformers, switchgear, generators, and chillers still face long lead times. Early procurement, approved vendor lists, and logistics plans will make or break schedules.
- Workforce and commissioning: Secure specialist trades, QA/QC teams, and commissioning agents early. Build repeatable test scripts and turnover processes for phased go-lives.
