In Austin's post-pandemic real estate market, success hinges on three factors: strategic pricing, professional presentation, and the agent's network. The shift reflects a broader change in buyer behavior. Luxury purchasers now demand homes that are priced fairly, updated, and move-in ready. Out-of-state buyers make initial decisions based on digital presentation before visiting in person.
Staging and Video Shape Perception
Professional staging matters more than it once did. "Buyers want a home that is priced appropriately and presents exceptional value," Hawk said. "They are looking for properties that have been well cared for, feature modern updates and require little to no work before moving in."
For relocating buyers, staged homes help them visualize the space. Some buyers purchase furnishings along with the property, making staging a tool for closing sales.

"Video allows me to share a property across cities, states and even countries," Hawk said. "It's incredibly effective for reach."
AI Refines Listings and Pricing
Hawk uses AI for marketing in two ways: refining copy and optimizing for AI-driven search results. She uses Claude to strengthen listing descriptions and Gemini for AI design enhancements like virtual staging.
Pricing strategy is inseparable from marketing. When comparable data is thin, Hawk interprets surrounding market activity to position homes competitively. She recently priced a listing at exactly $1 million. Her multi-channel campaign-including professional videography, drone footage, virtual staging, digital ads, YouTube, email, and print mailers-generated 50 to 60 showings over three months and sold at full price to a California buyer.
Market Timing and Interest Rates
Hawk pushes back against the idea that high interest rates mean buyers should wait. Austin property values have appreciated 4 to 6 percent annually over recent years. Delaying entry often means being priced out later.
"If you can get into the market now, now is the time," Hawk said.
She attributes her results to hands-on service. She works directly with clients rather than delegating to junior agents or assistants, staying current on market conditions and emerging tools.
