The Brihanmumbai Municipal Corporation will launch an AI-driven approval platform designed to cut processing times and reduce manual work in real estate clearances. Municipal Commissioner Ashwini Bhide announced the system at a NAREDCO Maharashtra industry event, positioning it as a step toward faster project clearances across Mumbai.

The platform consolidates multiple civic processes onto a single digital interface. Developers, architects, and consultants will submit applications and track progress in real time, eliminating paper-based workflows and back-and-forth with municipal departments.

What the system will do

AI tools will handle document verification, compliance monitoring, and predictive analysis. The system flags discrepancies in applications, checks alignment with development control rules, and provides data-driven insights to both applicants and city officials.

The platform standardises approval procedures and removes human bottlenecks. It identifies inconsistencies automatically rather than waiting for manual review.

Timeline and rollout

The BMC is finalising infrastructure for the system and will introduce it in phases. Training and onboarding support will accompany the rollout to ensure adoption across departments and stakeholders.

Mumbai Mayor Ritu Tawde said construction proposal approvals already reach a 45-day timeline through existing digitisation efforts. The new AI system is expected to compress timelines further.

NAREDCO Maharashtra members representing Pune, Nashik, Nagpur, and Karad backed the initiative. Faster approvals could reduce project costs and enable timely delivery of residential and commercial developments across the state.
