Hadrian Commits $200M Investment and 350 Jobs to Mesa Manufacturing Hub

CRG, a national real estate development and investment firm, announced that Hadrian, an advanced manufacturing company focused on AI-powered factories, will establish a large-scale manufacturing and software hub at The Cubes at Mesa Gateway. Occupying 269,500 square feet in Building A, the new facility — called Factory 3 (F3) — represents a $200 million investment and will create 350 manufacturing jobs in the Mesa region.

F3 is expected to be fully operational by January 2026, just six months from now. This rapid timeline highlights Hadrian’s ability to launch new production capacity faster than traditional manufacturing systems.

Strengthening Domestic Manufacturing and Supply Chains

The Mesa facility will support critical aerospace and defense manufacturing, reinforcing U.S. supply chains vital for national security. Hadrian’s factories operate on its proprietary "Opus" software platform, which enables production autonomy and high levels of automation. This approach not only speeds up production but also creates skilled jobs for American workers.

The automation-driven process allows Hadrian to bring factories online in less than six months, boosting supply chain resilience and accelerating delivery of mission-critical components.

Industrial Space Built for Advanced Manufacturing

Mark Sonnenberg, Executive Vice President and Partner at CRG, points out that the Southeast Valley is growing rapidly with high-tech industries such as aerospace, defense, semiconductors, and electric vehicles. However, much of the industrial real estate has traditionally served smaller users.

CRG is addressing this gap by delivering modern, secure industrial space with infrastructure designed specifically for advanced manufacturing. Features include generous above-market parking, a fully secured and expandable truck court, and robust power capacity — all essential for high-tech tenants like Hadrian to scale and operate efficiently in a single-tenant setup.

The Cubes at Mesa Gateway: Location and Features

The Cubes at Mesa Gateway is a 268-acre industrial park developed by CRG and its partners. It features 2 million square feet of industrial space across multiple phases. Strategically located at East Pecos Road and South Crismon Road in the Southeast Valley, the site offers exceptional connectivity. It sits just five miles from Phoenix-Mesa Gateway Airport and immediately south of the State Route 24 freeway extension, providing direct access to Loop 202 and the greater Phoenix area.

Building A, where Hadrian will operate, was designed by Lamar Johnson Collaborative with Clayco as general contractor. Key specifications include:

  • 36-foot clear height ceilings
  • 48 dock-high loading doors and 3 drive-in doors
  • 190-foot deep secured concrete truck courts
  • 62 trailer and 275 parking spaces
  • Fully climate-controlled environment with ESFR sprinkler system
  • High-efficiency LED lighting

These features, combined with the site’s heavy industrial zoning and powerful infrastructure, position The Cubes at Mesa Gateway as a prime location for next-generation manufacturing.

CRG’s Expanding Presence in Phoenix Industrial Real Estate

Since entering the Phoenix market in 2020, CRG has developed two major business parks: The Cubes at Glendale in the Southwest Valley and The Cubes at Mesa Gateway in the Southeast Valley. Together, they cover over 600 acres of Class A industrial real estate.

The Cubes at Glendale boasts 3.6 million square feet of industrial space and is currently 100% leased to tenants including Williams Sonoma, Amazon, US Merchants, and Saddle Creek Logistics. At Mesa Gateway, Hadrian joins Lowe’s and JX Nippon as key tenants, reflecting strong industrial demand in both submarkets.
