Opendoor founder launches NavigateAI with $25M to help construction crews work faster

Eric Wu, co-founder and former CEO of Opendoor, launched NavigateAI on Tuesday with $25 million in seed funding. The San Francisco-based startup builds AI coaching tools for construction workers, property managers and field teams to improve project speed, quality and cost.

NavigateAI's software runs on smartphone cameras and, through a partnership with Meta, on Meta glasses. Workers receive real-time guidance while completing tasks in the field without using their hands.

What the software does

The platform helps field teams generate project scopes, cost estimates and materials lists. It pulls up building codes, spec sheets and manufacturer manuals on demand and checks completed work against code and specifications before final inspection.

Wu described the product as giving workers "a second set of expert eyes" as they build, install and verify work.

Who's backing it

Elad Gil led the seed round. Khosla Ventures, Fifth Wall, Lennar, Tishman Speyer and Helix Electric participated. Angel investors include executives from DoorDash, Lyft, Coinbase and Instacart, along with executives from property management and real estate firms.

Launch partners include Lennar, Roofstock, Tishman Speyer and AIM, an electrical trade school.

The market problem

Construction and real estate companies face labor shortages, rising costs and pressure to deliver more housing, data centers and infrastructure. NavigateAI positions itself as a way to upskill existing workers rather than hire new ones.

Stuart Miller, CEO of homebuilder Lennar, said the partnership pairs new technology with the company's trade partners. "NavigateAI puts a quality-first AI copilot together with our workforce in the field, in order to raise the bar on quality for every family who moves into a Lennar home," Miller said.

Wu's track record

Wu co-founded Opendoor in 2014 and popularized the iBuying model, which used technology to make instant cash offers to homeowners. Opendoor went public in 2020 during the pandemic housing boom.

Before Opendoor, Wu founded Movity, a geodata startup, and served as head of geo and social products at Trulia.

NavigateAI's founding team includes builders and researchers from Opendoor, Stripe, DeepMill, Stanford and Google.
