Prophetic Expands SearchAI to Let Developers Search by Project Type, Not Zoning Code
Prophetic, an AI platform for land acquisition, launched SearchAI Intentions on March 18, allowing developers to search for viable land by specifying what they want to build rather than translating their project into zoning language.
The expansion supports 120+ development types across all 50 states, from data centers and hotels to senior living facilities and energy infrastructure. Users select a project category, and the system identifies parcels where that development is permitted under local zoning rules.
How it works
SearchAI Intentions draws on Prophetic's ZoneAI engine, which reads zoning regulations across more than 20,000 U.S. municipalities with 99% accuracy. Each result links directly to the specific municipal code section that permits the development, giving users a clear basis to act on results.
Traditionally, land acquisition teams spend weeks manually reviewing county GIS systems, zoning documents, and multiple data platforms before evaluating a single parcel. SearchAI eliminates that translation step.
Measurable productivity gains
The Gove Group, a Prophetic customer, increased the number of parcels it could evaluate from roughly 100-200 per year to more than 3,000 in the first 12 months. CEO Oliver Alexander said individual platform users now regularly evaluate more than 5,000 parcels per month, compared to about 100 annually before the tool existed.
That capacity increase allows developers to penetrate existing markets more deeply and enter new development sectors without the manual zoning research that previously limited expansion.
