Restb.ai closes the data gap for AI-driven home search

On October 15, 2025, Restb.ai introduced computer vision that can auto-complete 450+ RESO-standardized data points for every property in seconds. MLSs like Doorify MLS are using the tech to extract 468 RESO "Lookup Values" directly from listing photos, removing guesswork and reducing manual data entry.

The result: cleaner listings, better search filters, and faster matches between buyers and properties-all from the photos agents already upload.

Why this matters to MLSs and brokerages

MLS data quality depends on manual inputs. Fields get missed. Standards get interpreted differently. That friction flows downstream to search portals, IDX sites, and client expectations.

Restb.ai's image analysis identifies features such as architectural style, garage count, materials, and condition straight from photos. Those values are then auto-populated into RESO-compliant fields.

"Restb.ai tech inside the Ocusell platform we use solves the 'data gap' problem that plagues property listings and delivers all the data to us automatically," said Matt Fowler, CEO of Doorify MLS. "Many real estate agents do a great job of carefully checking off home features when creating a listing, but some fields can be missed, and unfortunately, other agents are not as thorough. AI technology delivers more complete data."

What changes in the workflow

The system embeds into existing listing workflows, tags photos, and writes back standardized values. Agents focus on pricing, positioning, and disclosure-while the MLS elevates data completeness at scale.

  • Listing agents: Fewer fields to click, fewer errors, faster input.
  • Brokers/teams: Consistent data across offices; stronger comps and analytics.
  • Portals/consumers: More precise filters like "fixer," "renovated," or "under construction" based on what's visible, not what was missed.
  • Appraisers/inspectors: Richer photo-derived attributes improve screening and review.
  • MLS staff: Better data completeness metrics; less cleanup; smoother compliance.

Standards make AI useful

This move leans on RESO standards so the extracted features land in the right fields, the same way, every time. That makes the data portable across systems, markets, and tools.

"Doorify MLS is a leader among MLSs that understand how to maximize the benefits of AI for their members," said Dominik Pogorzelski, President, MLS for Restb.ai. "They are not only embracing innovation, but they're implementing it strategically to save their members time and effort by improving data completeness, which will enable smarter search."

If your team relies on standardized fields, this matters. Learn more about RESO standards at reso.org.

Trust, transparency, and better matching

With visual tagging, search experiences reflect what's in the photos, not what was overlooked during listing entry. That adds clarity for agents and clients and supports more confident decisions.

"Restb.ai technology will help agents serve their clients with greater clarity and efficiency, while empowering MLSs to modernize their platforms and better streamline existing agent workflows," said Nathan Brannen, Chief Product Officer at Restb.ai. "And we are in the early innings of unlocking even more capabilities for real estate through computer vision."

Scale and signal quality

Restb.ai processes insights across the industry's photo volume-up to a million images per day-so the model learns fast and surfaces consistent signals (style, finishes, condition) that buyers care about but are often missing.

For MLSs and proptech leaders, the path is straightforward: pilot image tagging on live inventory, benchmark data completeness before/after, then expand to all new listings. The competitive edge comes from stronger filters, fewer listing errors, and faster buyer-property matching.
