PropTech and AI Are Redefining India's Grade-A Offices

India's office market is shifting quietly but decisively. Square footage still sells, but the next phase will be won on how intelligently assets are planned, delivered, and run. A new Cushman & Wakefield report, From Square Footage to Smart Footage, makes the case clear: tech-enabled, performance-led offices are becoming the new standard.

PropTech here isn't a single tool. It spans leasing platforms, FM and occupier apps, plus ConTech across planning, Design, and execution. The real prize is end-to-end digitisation across the building lifecycle.

Why the sector trails on digital

Real estate sits in the bottom quartile globally on AI readiness. Systems are fragmented, data is siloed, and deployment rarely scales beyond pilots. In India, the contrast with BFSI and IT/ITeS-where digital adoption exceeds 50%-is hard to ignore.

Rising costs are forcing better delivery

Raw material costs, ~60% of construction spend, have risen about 10% annually since FY21. Labour is up ~8% per year. Similar scopes often demand over 2x the labour effort versus developed markets. Margins are thin, delivery risk is up, and rework hurts.

That's pushing adoption of digital project management, BIM, and data-led procurement. The goal: fewer surprises, tighter cost control, and predictable timelines.

Where adoption stands-and the gap that matters

India now has 2,200+ active PropTech firms across commercial and mixed-use assets. Adoption is strongest downstream in leasing, asset ops, and FM (see AI for Operations), where transparency and efficiency are easiest to quantify.

Upstream is the weak link. Planning and design lag, even though late-stage changes are a top driver of delays and overruns. Integrating digital tools early delivers outsized value by locking design, cutting waste, and speeding handover.

The new definition of Grade-A

Certifications once used as differentiators are fast becoming baseline. Green ratings, wellness standards like WELL, and digital connectivity benchmarks such as WiredScore now set expectations.

As of H1 2025, about 52% of India's office stock is green-certified. These assets command ~11% rent premiums and up to 5% higher occupancy. Nearly 90% of REIT-owned portfolios are green-certified. PropTech makes this measurable-through BIM, IoT monitoring, and live dashboards that evidence performance.

GCCs are raising the bar

Global Capability Centres increasingly run AI, analytics, and cloud functions, with this share expected to nearly double by 2030. They want compliance-ready, digitally enabled space that switches on fast and proves performance from day one. Buildings without the right digital backbone are getting screened out early.

Build-to-suit is a missed chance-so far

The top 10 occupiers account for ~73 million sq ft of build-to-suit campuses worth roughly USD 11 billion. Historically bespoke and outside institutional leasing, these assets can be standardised through PropTech. That expands investible Grade-A supply and tightens performance oversight.

As Anshul Jain of Cushman & Wakefield notes, expectations on efficiency, transparency, and accountability are rising. Digital and AI-led functions inside businesses set the benchmark for how buildings should perform-predictably, measurably, and sustainably.

Owner and developer playbook

  • Start upstream: Mandate BIM with defined LOD, clash detection, and design freeze milestones. Set digital twin baselines before ground-breaking.
  • Standardise data: Define a portfolio-wide data model and taxonomy. Require open APIs and middleware for BMS, CAFM, access control, and energy systems.
  • Cert goals early: Bake in WELL, WiredScore, and green criteria at concept stage. Include M&V plans and sensor specs in contracts.
  • Build AI-ready infrastructure: Edge gateways, secure networks, data historian, and time-series storage. Prioritise cybersecurity by design.
  • Target quick wins: Energy optimisation, predictive maintenance, automated work order routing, visitor and access management, and invoice reconciliation.
  • Contract for interoperability: Make data ownership, export formats, uptime SLAs, and cybersecurity requirements part of every RFP.

  • Energy: kWh/sq ft, peak demand, and % YoY reduction
  • Reliability: Asset uptime, MTBF, critical alarms per 10,000 sq ft
  • Delivery predictability: Budget variance, change orders per 100,000 sq ft, RFIs closed on time
  • Speed to occupy: Lease-to-go-live cycle time, days to fit-out sign-off
  • IEQ: Hours in compliance for IAQ and thermal comfort
  • Digital readiness: Connectivity rating achieved, API coverage across systems, % assets connected
  • ESG reporting: Time to compile, data assurance status, audit findings

India's Grade-A offices are being judged by performance, not promises. As costs climb and occupiers demand proof, smart footage matters as much as square footage. Teams that standardise data, push digitisation upstream, and apply AI at portfolio scale will win on rents, occupancy, and resilience.
