Zularich Properties handed over completed housing units at its Zularich Residences Phase 2 in Lagos and introduced its next project, an artificial intelligence-enabled estate. The move signals a shift toward smart home integration in the Lekki-Epe corridor, where land values and rental demand continue to rise.
Phase 2 handover and market context
The Sangotedo area has seen increased property investment due to better infrastructure and commercial growth. Zularich Residences Phase 2, commissioned in November 2025, includes two-bedroom glass houses, two-bedroom apartments, and four-bedroom terrace duplexes.
Chief Executive Officer Dr. JohnPaul Enemuoh said the handover marks the company's second completed residential development in the area and reflects a commitment to building investor confidence. AI-enabled features in new development
The company also revealed construction plans for Zularich Signature, a luxury project currently at 50 percent completion. The development will feature three-bedroom terrace duplexes equipped with solar energy systems and smart home technology.
Enemuoh explained that the houses use artificial intelligence to interact with residents and process native languages. "The Zularich Signature is designed as a smart home that can interact with residents and understand native languages," Enemuoh said. "It is the first of its kind within this corridor and is strategically located close to our Phase 1 estate."
Buyer financing and industry reaction
Dr. Emmanuel Abikoye, president of the Billionaire Realtors Group, said credible project delivery strengthens trust in the housing market. Buyers also pointed to flexible financing as a key factor in their purchasing decisions.
Mr. Kolawole, who purchased a four-bedroom terrace duplex, said the developer accommodated his bank loan process. "I like the fact they are genuine and real because I did this with the financing of a bank, and they were patient unlike other property sellers," Kolawole said. "They showed empathy and understood that some buyers might need to finance it through bank loans."

Why this matters for real estate and construction professionals
Developers are beginning to embed artificial intelligence directly into residential units, moving beyond basic property management software. Construction and real estate teams must now evaluate smart home infrastructure, voice-recognition hardware, and solar integration during the design phase. Understanding these technical requirements will be necessary to meet buyer expectations in premium markets.
