AI agent for land surveyors
Boundary Evidence Reconciliation Agent
Present the supportable boundary options, ranked by evidence, with closure checks.
What it does
On a boundary job, the monuments you found, the deed calls and the recorded plat often do not agree. This agent lists every item of evidence, such as found monuments, record calls, occupation lines and adjoining surveys, and compares each with the record calls. It ranks the evidence using the standard hierarchy of evidence for your jurisdiction, flags conflicts, and tests each possible boundary position for closure and for effects on adjoining lots. It shows the options with the reasoning. You make the boundary decision. Edge case: a found iron pin is 0.6 ft from the record location, and the agent marks the difference and checks whether other monuments support it.
How it works
Follow the arrows from top to bottom. The orange dashed arrow is the loop: when a check fails, the agent goes back and tries again.
Read the steps as a list
- Field and record research are complete
- List found evidence and record calls
- Compare each item with the record calls and measure differences
- Rank the evidence by hierarchy
- Do the high-ranked items agree with each other? If not: List the conflicts and their size. Back to step 4.
- Build each possible boundary position
- Test each position for closure and for gaps or overlaps with neighbors
- Does any position close and fit neighbors? If not: Ask for more evidence or a different interpretation. Back to step 4.
- Write the options with reasoning and a recommendation
- Surveyor makes the boundary decisionThe agent waits here for your OK.
- Boundary evidence summary
How it decides
It ranks by the hierarchy (natural, artificial, record, then measurements) and checks every option for mathematical closure and for overlap or gaps with neighbors.
- Higher ranked evidence controls lower ranked
- A closure error above 1:10,000 rejects an option (default)
- Conflicts over 0.5 ft are listed
- Never recommend a position that overlaps a neighbor's deed
Make it yours
Every agent is a starting point. You choose these settings for your own situation.
- Evidence hierarchy for the state
- Closure standard (default 1:10,000)
- Conflict limit (default 0.5 ft)
- Units
- Sources searched
What keeps you in control
It always asks you first
- The boundary decision
Hard limits
- Never decides the boundary
- Never ignores conflicting evidence
- Shows reasoning for each option
It stops when
- Done: options with a recommendation
- Stop: evidence insufficient; surveyor requests more research
