What it does
Expired listings are warm leads, but most agents contact them once or not at all. This agent finds listings that expired or were withdrawn in the last week. For each one it studies why it failed: price history, days on market, photos, description and showing activity. It decides the most likely cause, such as high price, poor photos or limited exposure, and drafts a tailored outreach with a plan that fits. It checks the do-not-call and do-not-contact lists before any message is queued. It tracks replies and drafts the next touch on a schedule, stopping on any opt-out or after the set number of touches. The agent approves each message. Edge case: the owner already relisted with another agent, so the agent drops the lead.

How it decides
The likely failure cause is picked from price drops, days on market compared to area average, and listing quality. A lead is dropped when the home relists or the owner opts out.
- Name price as the likely cause when the home sat over twice the area average days with fewer than two drops
- Drop a lead as soon as it appears relisted
- Stop at the touch limit or the first opt-out
- Never message a number on a do-not-contact list
