Sellers often hear 'no feedback yet' until a month passes and the price is already stale. This agent asks every buyer's agent for feedback after a showing and tracks who replied. It reads each reply, sorts remarks into themes such as price, condition, layout and location, and counts how often each occurs. It compares those themes with the pricing data: days on market, showings per week, and comparable sales. It decides whether feedback points to a price change, repairs or better marketing. For quiet listings it chases missing replies. It drafts a plain update for the seller with the evidence and a suggested action. The agent approves the update. Edge case: three buyers say the kitchen is dated, but comps show dated kitchens still sell at this price, so the agent recommends staying put.
