What it does

Property inspections produce recommendations such as repair a sprinkler, fix wiring or add a guard, but once the report is filed nobody checks whether the insured did the work before renewal. The agent reads each inspection report, lists every recommendation with a due date and the severity level, and logs it against the policy. It asks the broker for proof of completion as the date approaches, such as invoices, photos or a re-inspection note, and checks the evidence against what was required. If the item is still open at the due date, it proposes an action such as a subjectivity, a condition or a rate change, with the reasoning. It tracks the item until it is closed. Edge case: a photo shows a new extinguisher but not the required type, so the item stays open.

How it decides

It closes an item only when the proof matches the requirement in type and date. Open items past the due date get a proposed action sized to severity and time left before renewal.

  • A critical recommendation open 30 days before renewal triggers a proposed subjectivity
  • Proof must show the specific item required, not a similar one
  • Proof dated before the inspection does not count
  • Moderate items still open at renewal are proposed as a premium or condition review
