What it does
A client emails that you missed a roof leak, and you have a week to respond. You dig through files in a panic. This agent builds the record. When a complaint arrives, it gathers the inspection agreement, the report, photos, limitations notes, checklists and logs, and compares the claim with what was recorded. It drafts a timeline of the inspection and the complaint. It checks for missing items, such as photos of the area, and requests them from you. It lists whether the issue falls within your stated limitations. You approve any reply and decide whether to call your insurer. Edge case: a defect in an area marked as inaccessible in the report is highlighted with the page reference.
