What it does

Pre-approvals go stale and fail at contract. Each week the agent lists pre-approvals by age and starts with those near expiry. Where permitted, it pulls a fresh credit check and compares income, debts and current rates with the original approval. It requests updated documents from clients when they are older than the lender allows. It reruns qualification with the new data and checks the result against lender rules. If a client no longer fits, it flags them and suggests options. The broker approves each new letter. Edge case: a client took on a car loan, and the debt ratio moved from 41% to 47%.

How it decides

Each pre-approval is requalified with current income, debts and rates; clients who no longer fit are flagged before they bid.

An example run
