What it does

You drive 40 minutes to an inspection and the power is off, the attic is blocked by boxes, and a dog is loose in the yard. This agent steps in two days before each inspection. It confirms with the listing agent or seller that utilities are on, access to attic, crawlspace, panel and water heater is clear, and that pets are secured. It sends reminders, tracks replies, and flags jobs at risk when no reply arrives or access is blocked. You approve any reschedule. Edge case: a vacant house with utilities scheduled to be turned on the same morning is marked as at risk and followed up the day before.
