What it does

A seller signs the listing agreement, the home goes live and a buyer's inspector finds an unpermitted basement or a repair nobody disclosed. The deal slows or dies. This agent prepares the disclosure before launch. When the agreement is signed, it reads the seller's answers, permit records, past inspection reports and repair receipts, then builds a disclosure draft and flags contradictions, such as a finished basement with no permit. It asks the seller targeted follow-up questions, rechecks the draft after each answer and keeps a list of open items. The broker approves the disclosure package before it goes to the seller to sign. Edge case: the seller does not know the roof age. The agent finds it in permit records and asks the seller to confirm.
