What it does

Disclosure documents are often incomplete when offers arrive. When a listing is signed, the agent finds the disclosures required for the property's location, such as seller forms, lead paint, association documents and local reports. It requests each from the seller or association and tracks receipt. It checks each document for completeness, blanks, dates and signatures. It chases any gaps and rechecks after they are filled. It assembles the package and prepares a checklist. The agent approves the final package before buyers see it. Edge case: an association document is 18 months old, and the agent asks for a current one.
