DealFlowPro is a tool for analyzing apartment building deals (2 to 200 units). This MCP server connects that tool to your AI assistant, so instead of opening a spreadsheet you can just describe a property in plain words and get the numbers back. It is handy if you look at multifamily properties and want a quick read on whether a deal is any good.

What is an MCP server? The 30-second version

On its own, your AI can only chat. It cannot run real estate math or look up market data by itself. An MCP server is a small helper program that gives your AI a new skill, and here that skill is connecting to DealFlowPro, the deal analysis service. Once it is connected, your AI can send a property's numbers to DealFlowPro and bring the results back to you in the chat.

What this MCP server does

You describe a property to your AI in normal words, like the number of units, the asking price, the monthly rent and the monthly expenses. Your AI passes those numbers to this helper, and the helper sends them to the DealFlowPro service. DealFlowPro runs its underwriting math and sends the results back. Your AI then shows you the answer in the chat, as a short table of metrics plus a deal score and a suggested maximum offer price.

What it gives back to you

You get a short report in the chat. It shows a deal score out of 100 with a label like Poor or Good, a table of key metrics such as cap rate, DSCR, cash-on-cash, IRR and NOI, and a maximum offer price with the reason it is capped there. For market questions you get plain answers about flood zone, neighborhood income and job growth.

What you need

  • A DealFlowPro account and API key (a kind of password for apps; you can claim a free 5-request key at dealflowpro.io/api, no card needed)
  • Node.js 18 or newer if you install the local version
  • An MCP-compatible client such as Claude Desktop, Claude Code or Cursor

Good to know

The free key only covers 5 requests for life, and after that each request costs money, so keep an eye on how often you ask.
