AddressIntel MCP server

by RantumBits · official

Look up SF Peninsula building permits, SB 9 lot-split eligibility and ADU or redevelopment leads right in your chat.

Flow diagram: you ask your AI “Which demolition permits were issued in Menlo Park this year?”, the AddressIntel MCP server connects it to AddressIntel, and you get back A clear answer in your chat.

This is a helper that connects your AI assistant to AddressIntel, a service that holds building permit and parcel data for the San Francisco Peninsula. It is handy if you work in real estate, development or planning and you want quick answers about what has been permitted or what a lot could support. Everything it does is read-only, so it only looks things up and never changes anything.

What is an MCP server? The 30-second version

On its own, your AI can only chat with you using what it already knows. An MCP server is a small helper program that gives your AI a new skill or a connection to an outside service. This one connects your AI to AddressIntel, so when you ask a question about permits or a parcel, the AI can go and look it up there for you. You just ask in normal words, and the helper does the fetching.

What this MCP server does

You ask your AI something like which demolition permits were issued in Menlo Park this year. The AI passes your question to this helper, which sends it to the AddressIntel service. AddressIntel searches its permit and parcel records and sends the results back. The helper hands those results to your AI, which turns them into a clear answer in your chat. You never have to open a website or fill in a search form yourself.

What you can do with it

  • Search building permits by city, keyword or minimum value
  • Check which active listings can be split or duplexed under SB 9
  • Find parcels that have room for an ADU and how much space
  • Spot underbuilt parcels that could be expanded or rebuilt
  • See which listings score highest for teardown or flip potential
  • Get full scores and comparable sales for one property

Try asking your AI

  • “What demolition permits were issued in Menlo Park this year?”
  • “Which Palo Alto listings are SB 9 eligible?”
  • “Show me parcels in Redwood City with room for an ADU”
  • “Which listings in Burlingame look like good teardown candidates?”

What it gives back to you

You get answers in plain text in your chat, often as a short list of permits, listings or parcels with the key details. Some tools give scores and comparable sales for a single property. The AI may summarise the results or lay them out as a table, depending on what you ask. Nothing is changed on the AddressIntel side, since every lookup is read-only.

Before you start

What you need

  • An AddressIntel API key (a kind of password for apps; you can get a free one at addressintel.co/developers, and it is emailed to you)
  • Node.js installed on your computer, since the helper runs through npx
  • An AI app that supports MCP servers, such as Claude Desktop or Claude Code

Good to know

It only reads data, so it cannot change or delete anything, but it needs your AddressIntel key and the free tier has limits on how many requests and rows you get.

Install it with your AI

You don't install anything by hand. You copy one prompt, paste it into an AI that can work on your computer, and it checks, installs and connects the server for you, asking you when it needs something.
