House of Tangram's Innovative Development in Mansfield

Dallas-based House of Tangram is redefining mixed-use development with a 30-acre project inside Mansfield’s $2.5 billion Staybolt Street District. Instead of the usual mix of retail and residential, this development centers on a sports- and wellness-focused live, stay, and play ecosystem.

Shawn Ellis, founder and CEO of House of Tangram, describes it as a “live-operating system for modern life.” This includes hotels embedded with AI technology, convention centers with flexible designs, and retail spaces that adapt to cultural trends. The goal is to create walkable public spaces that connect hotels, residences, and immersive retail through integrated technology.

The Hotel Trio

The project features three hotel brands launched under House of Tangram: Carbon, Cache Legitimate, and KUBO. Each caters to distinct audiences. Carbon Mansfield targets traveling athletes and competitive teams. Cache Legitimate and KUBO serve esports fans, digital nomads, and creators on the move.

Nimmagadda, Partner and Chief Technology and Strategy Officer, explains that these hotels go beyond traditional smart technology. They are dynamic, programmable environments that personalize guest experiences, focusing on how people stay, recover, and connect.

A proprietary tech stack links guest identity to a responsive system, using biometric check-ins and adaptive room controls that learn from each stay to enhance future visits.

Carbon Mansfield: A Hotel Built for Athletes

Carbon Mansfield, the flagship hotel, offers 288 rooms designed specifically for athletes and competitive teams. It’s described as the world’s first patented sports-centric hotel, combining the feel of a high-performance lab with hospitality.

Powered by NuStudio.AI, the system aims to optimize athlete recovery times during travel. Mansfield Mayor Michael Evans highlights the synergy between this hotel and the upcoming Mansfield Stadium—a 166,000-square-foot multisport venue set to open in 2026 and serve as the home for North Texas SC, the MLS NEXT Pro affiliate of FC Dallas.

Cache Legitimate & KUBO: Programmable Hotels for Culture and Creativity

Adjacent to Carbon, these dual-branded hotels target esports enthusiasts, digital nomads, and creators. Cache is described as running “on energy,” while KUBO “runs on flow.” Both hotels feature guest experiences that adapt in real time, including robotic bartenders programmed with guest preferences, drone delivery services, and immersive media walls.

A Flexible Convention Center

House of Tangram will operate the city-owned Mansfield Convention Center, spanning over 33,000 square feet. The space is programmable and designed to support esports, medtech, and high-performance events. It accommodates various setups, including stages, training sessions, and live demonstrations.

The convention center complements the adjacent stadium and hotels, allowing for coordinated events across sports, hospitality, and technology sectors.

Living, Shopping, and Playing in a Connected District

The development incorporates two residential communities that extend the district’s integrated technology into daily living. STEAM will provide 320 creative lofts with rooftop gardens and communal kitchens, promoting flexibility and community. Verona Gardens plans up to 400 wellness-focused homes featuring hydroponics, pet studios, green roofs, and climate-smart design.

Both neighborhoods are walkable to the stadium, retail, and convention center, connecting seamlessly with Tangram’s digital infrastructure.

Staybolt Street Retail will feature over 100,000 square feet of storefronts offering Texas-centered food, fashion, and cultural experiences.

For entertainment, the district includes High 5 Entertainment, a multi-level venue with bowling, laser tag, virtual reality attractions, full-service restaurants, and a rooftop concert space.

Public-Private Partnership Drives Development

Founded in 2020, House of Tangram describes the Mansfield project as its largest to date. The company acquired the 30-acre site through a public-private partnership with the City of Mansfield, emphasizing collaboration between developer and city officials.

The Staybolt Street Entertainment District, covering 100 acres, involves multiple partners and will include 750 hotel rooms, more than 700 multifamily units, a 166,000-square-foot stadium, 50,000 square feet of medical office space, and diverse entertainment and retail options.

Beck Group will manage development and serve as general contractor, with Scott Lowe, the company’s chief revenue officer, noting the project’s bold scale and intentional design.

Jason Moore, executive director of the Mansfield Economic Development Corporation, called the development transformational for the region’s identity, hospitality economy, and as a hub for commerce and innovation.

Mansfield’s Emerging Profile

Located within convenient distance to DFW Airport, Fort Worth, and Dallas, Mansfield ranks No. 27 on U.S. News’ 2025 Best Places to Live list. The city is growing and positioning itself as more than a suburb.

Mayor Michael Evans stated that the Staybolt Street District will put Mansfield on the map as a place to play, complementing its reputation as an excellent place to live.

Other major projects include the $1 billion Canals at Mansfield—a mixed-use component of the larger $1 billion Reserve community—and the MIC Innovation District for technology companies and startups.

Mayor Evans emphasized that the Tangram sports district aligns with the city’s goals to foster future growth and a strong economy, making Staybolt Street the destination within Mansfield.
