Construction Companies Deploy AI Beyond the Job Site

South Korean construction firms are moving AI beyond on-site efficiency gains into cost estimation, contract review, safety training, and resident services. The shift reflects a broader integration of AI into core business operations and decision-making rather than treating it as a tool for incremental improvements.

Autonomous systems handle night-shift logistics

Samsung C&T introduced autonomous driving forklifts and material-moving robots at the Banpo District 3 reconstruction site in Seoul. The forklifts work at night when no construction activity occurs, transporting materials to designated locations without disrupting daytime operations.

The material-moving robots then load distributed materials, call elevators, and deliver items to individual apartment units. This separation of logistics from active construction reduces workflow interference and improves overall site efficiency.

POSCO E&C uses AI for concrete quality control before pouring. The system analyzes ready-mix concrete conditions and automatically calculates slump and moisture content, reducing variations that typically stem from worker experience. "We are moving away from relying on skilled workers' experience through data-based scientific management," a POSCO E&C official said.

AI speeds up internal operations

Lotte Construction developed an AI model for cost estimation that standardizes line items and applies objective pricing criteria. The system uses natural language mapping to identify related unit prices without requiring manual searches through complex legacy codes.

Daewoo Engineering & Construction built "Baro-Dab AI," a contract analysis system that reviews voluminous domestic and overseas project documents. The system identifies construction risks early and has been tested on projects including the Mozambique LNG development.

Lee Hee-ung, head of the AX Data Team at Daewoo Engineering & Construction, said the system finds relevant information within thousands-of-page documents in minutes rather than the half-day searches required previously. "We can secure key information in a few minutes and focus on essential decision-making," he said.

Multilingual safety training for foreign workers

Samsung C&T partnered with HILOCAL, an AI-based education company, to pilot safety training for foreign workers on construction sites. The solution supports 40 languages and combines AI translation, real-time image translation, and an accident prevention tutor.

In pilot testing, speech-to-text and translation accuracy both exceeded 80%. Worker satisfaction met targets among major nationalities including Vietnam, Nepal, and Uzbekistan.

Post-construction resident services

IPARK, operated by Hyundai Development Company, deployed AI fire detection in parking lots across its complexes. The system uses intelligent CCTV and thermal imaging cameras to detect electric vehicle fires early in underground parking areas.

The technology launched at Seoul One IPARK, developed around Gwangwoon University Station in Seoul's Nowon-gu district.

AI becomes a competitive factor

Construction companies increasingly view AI as central to on-site productivity, safety, business assessment, and residential service quality. A construction industry official said the sector's variables and paperwork burden make AI integration a key competitive differentiator.

"How effectively AI is integrated on site will determine construction companies' competitiveness going forward," the official said.
