What it does

During a renovation, contractor questions come by text, email and phone, and answers get lost. This agent collects contractor questions, site photos and the designer's visit notes into one issue log. Each issue gets a location, owner and due date. Where the drawings and specs give a clear answer, it drafts one and cites the sheet. Unclear questions go straight to the designer. Before each site visit it lists the open issues. After a fix, it asks for photos and checks them against the spec, such as tile layout, paint color or fixture height. Items that do not match stay open and the contractor is asked to correct them. The designer approves answers and closes items. Edge case: a question whose answer would change cost is turned into a change order request instead of a simple reply.

What happensOn a bathroom job, the tiler asked whether the herringbone should start from the doorway or the window. Drawing A-4 showed the doorway, so the agent drafted that answer and the designer approved it. Two days later the fix photo showed the pattern off center by half a tile. The check failed, so the item stayed open with a correction request. The redo photo passed and the designer closed it.
