AI agent for contract administrators

Lease Critical-Date Verification Agent

A verified calendar of every lease critical date.

Lease Critical-Date Verification Agent: what goes in, what the agent does and what you get

What it does

Lease amendments often change critical dates such as renewal option deadlines or break clause notice periods, but nobody updates the tracker. A missed notice date can cost a year of rent. This agent runs whenever a lease or amendment is executed. It extracts every clause that sets or changes a date, works out which clause controls under the amendment order, and recalculates candidate dates only from explicit rules. When a rule is unclear, such as how notice must be delivered or whether it must be received, it stops and asks the authorized reviewer instead of guessing. It then prepares calendar revisions with reminders for the lease administrator to approve. Legal interpretation and sending notices stay with people. Edge case: a deadline that falls on a weekend is flagged, not silently moved.

How it works

Follow the arrows from top to bottom. The orange dashed arrow is the loop: when a check fails, the agent goes back and tries again.

How it decides

It uses the controlling clause and pauses on ambiguity.

  • The latest executed amendment controls over earlier text for the same date.
  • Calculate a date only when the rule is explicit; otherwise ask.
  • Weekend or holiday deadlines are flagged, never moved automatically.
  • No calendar change goes live without administrator approval.

Make it yours

Every agent is a starting point. You choose these settings for your own situation.

  • Which date types to track (default: renewal, break, rent review, expiry)
  • Reminder lead times (default 180, 90 and 30 days)
  • Calendar or tracker to update
  • Who answers interpretation questions (default: assigned lease counsel)
  • Weekend and holiday handling (default: flag for review)

What keeps you in control

It always asks you first

  • Legal interpretation
  • Notices
  • Calendar approval

Hard limits

  • No interpretation.

It stops when

  • Done: dates verified.

An example run

What happensAmendment 2 to the Harbor Point lease is signed on June 2, moving the break date to March 31, 2028 with 9 months notice. The agent calculates June 30, 2027 as the notice deadline. The check fails on wording: notice must be 'received' but delivery methods are not defined. It sends the question to the reviewer, who confirms courier delivery counts, and the administrator approves the new calendar entry with a 60-day reminder.
