This is a small helper that gives your AI four UK property finance calculators. You ask a question in plain English, and it works out the numbers using the same formulas a UK property finance broker uses. It is handy if you look at property deals, bridging loans, or buy-to-let numbers and want a quick answer without opening a spreadsheet.
What is an MCP server? The 30-second version
On its own, your AI can only chat. An MCP server is a small helper program that gives your AI a new skill or a connection to something useful. This one connects your AI to UK property finance calculators, so when you ask about a bridging loan or stamp duty, the AI can actually run the numbers instead of guessing. You just ask in normal words, and the helper does the maths behind the scenes.
What this MCP server does
You ask your AI something like how much a bridging loan would cost, or what stamp duty you would pay on a house in Scotland. The AI passes your numbers to this helper. The helper runs the calculation using broker-grade formulas for England, Scotland and Wales. Then it sends the results back, and the AI explains them to you in the chat. The numbers match what the FD Commercial app and website produce for the same inputs.

What it gives back to you
You get back clear numbers in the chat: totals, percentages, and pass or fail results. For bridging, you get the total cost and effective APR, plus a side-by-side comparison of the three interest structures. For development, you get net profit, profit on GDV, profit on cost, LTC, LTGDV and a viability flag. For buy-to-let, you get the ICR, gross yield and which lender categories the deal fits. For stamp duty, you get a banded breakdown, the total tax and the effective rate.

What you need
- Node.js installed on your computer (the README uses npm commands)

Good to know
The tax bands are correct as of April 2026, so check the current rates if the government changes them, and treat the results as guidance rather than formal financial or tax advice.
